Architectural Pre-design

This is the beginning phase of the process, where we gather as much information as possible. This becomes the foundation for the design phases that follow. The main goal is to learn everything about our client’s goals and space requirements.

In the pre-design phase, we expand our research to include: assessing site and existing location conditions, zoning and land use, environmental factors, programming and timeline.

The culmination of our research is a comprehensive assessment of constraints and opportunities for every project we work on. This is a crucial step to ensure that the goals are aligned between all relevant stakeholders, including property owners, investors, local authorities, and / or community members.
Architectural Design and Documentation

In this phase, we begin the process of translating our research into an efficient building design. This is where we start exploring design concepts, sketching ideas and laying out rough programming. We work with our clients to get a general idea of the architecture and approximate feel of the space.

Sketches start becoming 3D models, and the experience of the architecture starts to come to life. In this phase, we exchange drawings and renderings with our clients, and structural realities come into play. This phase involves a significant advancement of the design, working structural engineers and other consultants, arriving at an approximate cost, and outlining of the construction.

The design drawings are developed further into a precise and thorough set of construction documents, containing all of the information necessary to communicate the design to contractors to build the project. Arriving at build-ready documents is the result of client decisions on materials and finishes, specifying fixtures and components, coordination of consultants, and fine-tuned detailing with dimensions.

The construction drawings, along with any additional information required to get building permits are submitted to the city / jurisdiction for review and approval. This involves building, land use and energy codes, historic district or community design review (if applicable), and consistent monitoring to provide additional information as requested.
Construction Management

As a licensed contractor and designer under one roof, we deliver plans that are actually buildable, priced correctly, and approved faster. No finger-pointing, no redesigns in the field, no surprises.. This means taking on the general contracting of the building construction, working with every contractor involved in the process to get bids and negotiate costs. This results in faster timelines, real numbers early on (not guesswork) and one point of responsibility.

From site prep to finishes, we oversee the entire development and construction of a building. We work with a reliable team of contractors who can tackle every aspect of construction. While most of the architect’s work is done before any building begins, our consistent presence during the construction phase is equally important.

A crucial aspect of keeping construction costs low is tight, reasonable scheduling. This is a combination of both ordering materials and equipment and scheduling contractors to be on site at the appropriate times. Inevitably, some decisions must be made or modified in the field, and our role as both the designer and builder enables us to solves problems quickly, essential for avoiding costly delays and change orders.
At our site visits we will take photos and write field reports to document the progress, confirm the materials and workmanship are of the quality you agreed to and verify billings accurately reflect the amount of work completed.

Throughout the construction process, permits are issued at various phases along the way. It is an essential part of ensuring each system of the building is up to the official standards and local ordinances. Again, being both the designer and builder helps to streamline this process, ensuring inspectors are brought in at the appropriate times, without delays.

After working through our final punch lists and completing the construction, a Certificate of Occupancy is issued, verifying all safety requirements are met, and your building is ready to move into. We stay with you through to the end, ensuring that the site is cleaned up, final payments to all remaining contractors are settled and everything in the new building is working smoothly.
